Why the area matters

Each city runs its own permits, and the ground changes across the metro: expansive clay east of I-35, limestone in the Hill Country and sand in the Lost Pines. Our area pages explain what that means for projects there.

How location changes a project

  • Expansive clay east of I-35, in Pflugerville, Hutto, Manor, Taylor and east Austin, moves with rain and drought. Foundations for additions, pools and garages are engineered for it.
  • Limestone west of MoPac, in Lakeway, Bee Cave, West Lake Hills, Cedar Park and Dripping Springs, means rock excavation for pools, footings and plumbing.
  • The Edwards Aquifer recharge and contributing zones in the west of the metro bring tighter limits on impervious cover.
  • Sandy soil in the Lost Pines around Bastrop drains fast and behaves differently from both.
  • Permits come from each city inside city limits; outside them, counties handle septic and floodplain permits but generally not building permits.
