Homes in Austin
Austin's housing runs from 1920s and 1930s bungalows in Hyde Park and Travis Heights, through the 1950s and 1960s ranch homes of Allandale, Crestview and Brentwood, to the 1980s and 1990s homes of Northwest Hills and Circle C and the newer construction at Mueller. The mid century ranch homes are some of the most remodeled houses in the city: small closed kitchens, one or two bathrooms and original electrical are the norm.
Neighborhoods we serve include Allandale, Crestview, Brentwood, Rosedale, Hyde Park, Travis Heights, Mueller, Circle C Ranch, Northwest Hills, Tarrytown and the rest of Austin.

The ground and climate
The city sits on the Balcones Fault line. East of MoPac and I-35 the soils are expansive clay that moves with rain and drought, so foundations, long countertops and tile need care. West of MoPac, shallow limestone means rock excavation for pools, footings and plumbing. Parts of southwest and west Austin are over the Edwards Aquifer recharge and contributing zones, with tighter impervious cover limits.
Permits and local rules
Building permits inside city limits come from the City of Austin Development Services Department. The HOME code changes of 2024 allow up to three units on most single family lots, and parking minimums were removed in 2023, which opens up ADUs and garage conversions. Trees 19 inches or more in diameter are protected, and homes in local historic districts such as Hyde Park need historic review for exterior changes.
See our Austin permit guide for where to apply, adopted codes and official sources.
