About specific projects
Can I stay in my house during a kitchen remodel?
Usually, yes. We seal off the work area, keep a clear path through the house and can help you set up a temporary kitchen elsewhere in the home.
Should I keep a bathtub?
If it is the only tub in the house and you have young children or plan to sell soon, keeping one somewhere is usually wise. In a primary bathroom, many owners trade the tub for a larger walk-in shower.
Can we live in the house during a whole home renovation?
Sometimes, if the work can be phased so a bathroom and kitchen stay usable. For gut renovations, most owners move out for the main phase. We will tell you honestly which applies to your project.
Addition or ADU?
An addition grows the main house and is best when you want more room in daily living. A detached ADU gives separate living space, privacy and the option of rental income, and can be built with less disruption to the main house.
Do you build on my lot?
Yes. Tier One Builds builds on lots you own or are buying. We are happy to look at a lot before you close to flag issues that affect cost.
Will a garage conversion add value?
Added finished living space usually adds value, especially a bedroom with a bathroom. In neighborhoods where buyers expect a garage, it can matter more. We can talk through the trade offs for your street.
Can I build a garage apartment?
On many Austin lots, yes. A garage with a dwelling above is treated as an ADU and must meet those rules. We check what your lot allows.
How long does a deck take to build?
Most decks take one to three weeks of work once materials and permits are in. Covered patios that tie into the roof and outdoor kitchens take longer.
How long does it take to build a pool?
Construction often takes two to four months after permits are issued, depending on rock, weather, and inspections at each stage. We give you a schedule with your quote.
Can you walk a property before I buy it?
Yes. A walkthrough before closing lets you make an offer with a realistic renovation budget.
